Why searching by monthly payment matters

Lenders look at the monthly payment, not the list price. When you apply for a mortgage, a central question is whether the full monthly housing payment fits your income along with your other monthly debts. That comparison is called your debt-to-income ratio, or DTI. It's a general underwriting concept, and the limits that apply vary by loan program and lender.

The payment lenders look at is more than the loan itself. It's usually called PITI plus HOA: principal, interest, property taxes, homeowners insurance, HOA dues, and mortgage insurance when the loan requires it.

Why search for a home by monthly payment instead of price?

Because that's how lenders look at it. A mortgage application is evaluated largely on whether the full monthly housing payment fits your income alongside your other debts, known as the debt-to-income ratio (DTI). Two homes with the same price can have different payments once taxes, HOA dues, and insurance are included, so starting from a monthly budget shows you what actually fits.

What's included in the monthly payment the search shows?

Principal and interest, the home's actual property taxes, its actual HOA dues when it has an HOA, an estimate of homeowners insurance, and mortgage insurance when it applies. That's often called PITI plus HOA. Utilities and maintenance aren't included, so leave room for them.
