Quick answer: Ocotillo is a lake community in south Chandler, mostly between Queen Creek and Chandler Heights roads from about Dobson Road east to Alma School Road. Where is Ocotillo?

Ocotillo is in south Chandler, in ZIP code 85248. Subdivisions recorded "at Ocotillo," "Ocotillo Lakes," and "Downtown Ocotillo" on Maricopa County Assessor plat maps sit mostly between Queen Creek Road and Chandler Heights Road, from about Dobson and Price roads east to Alma School Road. The Ocotillo Community Association's office is at 2577 W. Queen Creek Road, in "downtown Ocotillo." The Loop 202 (Santan Freeway) interchange at Alma School Road is under two miles north of Queen Creek Road.

Fulton Ranch, a separate community with its own association, is just east of Alma School Road toward Arizona Avenue.

What is the Ocotillo Community Association?

The association describes Ocotillo as a master-planned community in Chandler built around artificial lakes, along with the Ocotillo Golf Club. CCMC manages it. Plat maps show single-family subdivisions and several condominium plats inside the community.

What do the covenants say?

The Declaration of Covenants, Conditions and Restrictions for Ocotillo is dated October 7, 1985, from Ocotillo West Joint Venture, and describes a development of about 2,700 acres. Points a buyer should know:

What are the monthly costs that vary here?

Association dues

The association's 2026 assessment page is behind a resident login, so get current dues from the listing and the resale disclosure. Arizona law requires an HOA to give the buyer a disclosure, including current assessments and any special assessments, within 10 days after notice of a pending sale (A.R.S. §33-1806). Ask whether the effluent assessment is billed separately and whether the home also belongs to a sub-association.

Property taxes

Chandler's 4 residential tax areas in Maricopa County's 2026 rate table run 7.45 to 8.27 per $100 of assessed value, after homeowner state aid. The Chandler #80 tax area, which matches the school district of the subdivisions we checked, totals 7.83. That's about $783 a year for each $100,000 of limited property value, before any special district line. Confirm the tax area code on the parcel's own bill.
