How much is property tax in Arizona?
Quick answer: Arizona owners paid a median $1,879 a year in real estate taxes (Census ACS 2020–2024). Rates depend on the tax area: in Maricopa County's 2026 table, residential rates run from about 4.10 to 15.83 per $100 of assessed value, which is roughly $410 to $1,583 a year per $100,000 of limited property value.

How an Arizona property tax bill is figured
- Limited property value (LPV). Taxes are based on the LPV, not the sale price. By law the LPV can rise no more than 5% a year over the prior year's LPV, and can't exceed full cash value (A.R.S. §42-13301).
- Assessment ratio. An owner-occupied home is class three property, assessed at 10% of its value (A.R.S. §42-15003). A $300,000 LPV is a $30,000 assessed value.
- Tax rate. Rates are stated per $100 of assessed value and stack up by tax area: county, city, school district, community college, fire, and special districts.
- Homeowner state aid. For an owner-occupied home, the state pays part of the school district's primary tax (A.R.S. §15-972), so the residential primary rate an owner sees is lower than the posted primary rate.
Quick math: each 1.00 of rate costs $100 a year per $100,000 of LPV. A tax area at 7.45 costs about $745 a year for every $100,000 of LPV, before any community facilities district (CFD).
Maricopa County: 2026 residential rates by city
The range is the residential primary rate (after homeowner state aid) plus the secondary rate, across each city's tax areas in the county's 2026 table. It doesn't include CFDs or other special districts, which can add a few dollars more per $100 (see what a CFD tax is). A handful of "No School" tax areas are left out.

Why taxes in one city can differ by street
Phoenix has 27 tax areas in the 2026 table, from 6.14 to 15.83 per $100, because the city overlaps many school districts. Glendale runs 7.19 to 15.18. On a home with a $300,000 LPV, that spread is more than $2,907 a year inside a single city. That's why a payment-first search uses each home's own tax bill instead of a citywide average.

Pinal County's FY2026-27 budget presentation lists each county's average total rate for FY2025-26, citing the 2026 ADOR Final Abstract. These are averages across all property types, before homeowner state aid, so use them for comparison only. The state average was 10.56, down from 10.67 the year before.

Two county-level rates explain a lot of the gap. Pima County's own primary rate for FY2026/27 is 4.2733 per $100, while Maricopa County's 2026 county primary rate is 1.1463. And in Tucson Unified's area, the district's secondary levy rose 133.5% for FY2026/27, taking its secondary rate from 0.7807 to 1.7501 (Pima County levies and rates). In Flagstaff, the city's own rates for FY2026-27 are 0.6207 primary and 0.7600 secondary (City of Flagstaff budget forms).
When the bill is due
The first half is due October 1 and delinquent after 5 p.m. on November 1. The second half is due March 1 and delinquent after 5 p.m. on May 1 (A.R.S. §42-18052). If the full year is paid by December 31, no interest is charged (A.R.S. §42-18053). Most buyers with a mortgage pay through escrow, so the tax becomes part of the monthly payment.
