Arizona buyer question

When are Arizona property taxes due, and how does escrow handle them?

The two Arizona due dates, the late deadlines that actually matter, and what happens to the tax bill when you buy a home.

Two ways to start

  • Search homes by payment

Create your free account to see all homes for sale that fit the monthly payment you're comfortable with, each with its actual property taxes, HOA dues, estimated homeowners insurance, and mortgage insurance when it applies, plus its own estimated closing costs and APR disclosure.

Opens a third-party home search site. Payments shown there are estimates to help you search, not a loan offer or rate quote. Your actual payment depends on price, down payment, credit, taxes, insurance, HOA, and loan program.

  • Get pre-qualified (Apply now) (opens in a new tab)

Get pre-qualified with Pam Messina at Rebel Rate Mortgage. Once you're pre-qualified, Pam can update the maximum monthly payment and total funds to close in your home search, so the homes you see match what you qualify for. If you'd like, she can also give you a free, no-obligation introduction to a real estate professional so you can start touring homes.

Opens Rebel Rate Mortgage's secure online application (my1003app.com) in a new tab. Pre-qualification isn't a loan approval or a commitment to lend; approval depends on underwriting, verification of your information, and the property.

Applications are handled by Pam Messina, NMLS #245626, Rebel Rate Mortgage, Inc. (NMLS #2571369).

The short answer

Quick answer: Arizona property taxes are billed in two halves. The first half is due October 1 and becomes delinquent after 5 p.m. on November 1. The second half is due March 1 and becomes delinquent after 5 p.m. on May 1. If your loan has an escrow account, your servicer pays both halves from it for you.

What are the due dates for the 2026 tax bill?

Arizona law sets the same schedule in every county. When a delinquency date falls on a weekend or legal holiday, the deadline moves to 5 p.m. on the next business day.

InstallmentDueDelinquent after
First half of 2026 taxesOctober 1, 20265 p.m. Monday, November 2, 2026 (November 1 is a Sunday)
Second half of 2026 taxesMarch 1, 20275 p.m. Monday, May 3, 2027 (May 1 is a Saturday)
Total bill of $100 or lessOctober 1, 2026, in full5 p.m. Thursday, December 31, 2026

A.R.S. §42-18052, retrieved October 20, 2026. Weekend dates applied by us under subsection D. Confirm the posted deadline with your county treasurer before you pay.

If you pay the whole year's tax by December 31, no interest is charged on the first half, even when it was paid after November 1 (A.R.S. §42-18053). After a delinquency date, interest runs from that date at a rate set in the same statute, and a part of a month counts as a full month.

Why does an unpaid tax bill matter so much?

Arizona property tax is a lien on the property that attaches on January 1 of the tax year, and it ranks ahead of almost every other lien, including a mortgage (A.R.S. §42-17153). That's why lenders and escrow companies watch the tax bill closely during a purchase.

How does an escrow account pay my property taxes?

The Consumer Financial Protection Bureau describes an escrow (or impound) account as an account your lender sets up to pay certain property costs. Part of each monthly mortgage payment goes into it, and your servicer pays the tax bill and insurance premium for you, so you don't face one or two large bills a year. Many lenders require escrow for taxes and insurance.

If your loan has no escrow account, the due dates above are yours to track. The CFPB warns that unpaid property taxes can lead to penalties or a tax lien, and that a lender can add an escrow account to your loan or add the unpaid amount to your balance.

How are property taxes handled when I buy a home?

Because the tax lien covers the whole calendar year but the bill is paid in two halves, escrow usually splits the year's tax between buyer and seller as of the closing date. You'll see it on page 3 of your Closing Disclosure:

Which line applies depends on whether the current half was paid before closing. A closing between October and early November is a good time to ask the escrow officer directly: "Has the first half been paid, and who pays it?" Your purchase contract controls how taxes are split.

Where do I check a home's tax bill?

Look up the parcel on the county treasurer's site. On a Maricopa County bill, the six-digit area code shows the school district (first two digits), the city or town (next two), and special districts (last two). Special district charges can be figured on acreage, value or frontage rather than the home's value, so read that section line by line. See how Arizona property taxes are calculated and what a special district tax is.

Plan for the tax line in your monthly budget

Property taxes are part of the monthly payment when you escrow, and they differ a lot from home to home, even on the same street. Seeing each home's actual tax figure before you tour avoids surprises at the escrow analysis.

Frequently asked questions

When are Arizona property taxes due?

The first half is due October 1 and is delinquent after 5 p.m. November 1. The second half is due March 1 and is delinquent after 5 p.m. May 1. A weekend or holiday deadline moves to the next business day.

When is the first half of 2026 Arizona property tax late?

After 5 p.m. on Monday, November 2, 2026, because November 1, 2026 falls on a Sunday (A.R.S. §42-18052, subsection D).

Can I pay my Arizona property taxes all at once?

Yes. If you pay the full year's tax by December 31, no interest is charged on the first half, even if it was paid after the November delinquency date (A.R.S. §42-18053).

Does my mortgage company pay my property taxes?

If your loan has an escrow account, your servicer pays the tax bill from that account using part of your monthly payment. Without escrow, you pay the county treasurer yourself.

Why did my escrow payment change?

Servicers review escrow accounts every year. When property taxes or insurance premiums change, the escrow part of your monthly payment changes too.

How are property taxes split when I buy a house in Arizona?

Escrow usually prorates the year's taxes to the closing date. The Closing Disclosure shows it as an adjustment for items the seller paid in advance or items the seller left unpaid.
