Arizona mortgage payment calculator: taxes, HOA, insurance and mortgage insurance

Build a full monthly payment estimate from numbers you enter. No interest rate is filled in for you.

Arizona mortgage payment calculator with taxes and HOA

Quick answer: A full Arizona monthly payment usually includes principal and interest, property taxes, homeowners insurance, HOA dues when they apply, mortgage insurance when the loan requires it, and sometimes a community tax or special district fee on the tax bill. Each home's own figures matter more than citywide averages, so treat calculator results as estimates, not a loan offer.

Estimates for illustration only. Results are based entirely on the numbers you enter. They aren't a loan offer, rate quote, pre-qualification, or approval, and they aren't a prediction or promise of future home values. Past performance doesn't guarantee future results; home values can go down as well as up.

What goes into an Arizona payment

For community fees and extra tax lines on the bill, use the HOA and special district tax lookup.

Why averages can be off for a specific home

Two homes at the same price can have very different monthly costs once taxes and HOA dues are included. Neighborhood examples: Eastmark in Mesa and Verrado in Buckeye show how special district tax lines and association dues change ownership costs. Citywide Census medians and midpoint tax rates are context only.

Search by the monthly budget you're comfortable with. Each listing's estimate uses that home's own taxes, HOA dues, and insurance.

Frequently asked questions

Arizona mortgage payment calculator with taxes and HOA — what does it include?

Principal and interest from the rate and term you type, plus yearly property taxes divided by 12, yearly homeowners insurance divided by 12, monthly HOA dues, and monthly mortgage insurance if you enter them.

Does this calculator use today's mortgage rates?

No. The interest rate field starts blank on purpose. Type a rate yourself, for example from a Loan Estimate. The result is an illustration, not a quote or loan offer.

How does the city tax preset work?

For selected Maricopa County cities it uses the midpoint of that city's 2026 residential tax-area rates and treats your entered price as limited property value. Real bills use the parcel's limited property value and exact tax area, and may include special district fees.

Why isn't mortgage insurance calculated automatically?

It depends on the loan type, down payment, and lender pricing. Enter the monthly amount from a Loan Estimate, or 0 if it doesn't apply.
