Arizona buyer question
Can I buy a home in Phoenix for $2,000 a month?
This page is about buying a home, not renting one. Here's what a $2,000 ownership payment has to cover in Phoenix, and how it stacks up against a $2,000 rent listing.
Two ways to start
- Search homes by payment
Create your free account to see all homes for sale that fit the monthly payment you're comfortable with, each with its actual property taxes, HOA dues, estimated homeowners insurance, and mortgage insurance when it applies, plus its own estimated closing costs and APR disclosure.
Opens a third-party home search site. Payments shown there are estimates to help you search, not a loan offer or rate quote. Your actual payment depends on price, down payment, credit, taxes, insurance, HOA, and loan program.
- Get pre-qualified (Apply now) (opens in a new tab)
Get pre-qualified with Pam Messina at Rebel Rate Mortgage. Once you're pre-qualified, Pam can update the maximum monthly payment and total funds to close in your home search, so the homes you see match what you qualify for. If you'd like, she can also give you a free, no-obligation introduction to a real estate professional so you can start touring homes.
Opens Rebel Rate Mortgage's secure online application (my1003app.com) in a new tab. Pre-qualification isn't a loan approval or a commitment to lend; approval depends on underwriting, verification of your information, and the property.

The short answer
Quick answer: Usually, yes. Phoenix has homes for sale whose estimated monthly payment lands near $2,000, though what's listed changes daily. This page is about buying, not renting: an ownership payment counts each home's own property taxes, HOA dues, homeowners insurance and any mortgage insurance, not just the loan. Payments are estimates, not a loan offer.

What does $2,000 a month have to cover when you buy?
A rent listing shows one number. An ownership payment is several costs added together, and the Consumer Financial Protection Bureau's Loan Estimate Explainer walks through each one:
- Principal and interest on the loan.
- Property taxes, usually collected monthly through an escrow account.
- Homeowners insurance, set by the insurance company you choose, not the lender.
- HOA dues, if the home is in an association.
- Mortgage insurance, if the loan requires it. See what mortgage insurance is and when it goes away.
Two Phoenix homes at the same price can land on different sides of $2,000 once their own taxes, dues, and insurance are added. Utilities, upkeep, and repairs aren't part of the payment, so leave room for them.
Renting vs buying at $2,000 a month in Phoenix
A $2,000 rent listing covers rent and any fees the landlord lists. A $2,000 ownership payment covers the loan plus taxes, HOA dues, insurance, and mortgage insurance, and part of it pays down what you owe. Here's what each one counts:
| Item | Rental listing at $2,000/mo | Home for sale at about $2,000/mo |
|---|---|---|
| What the number includes | Rent plus any listed fees | Principal, interest, property taxes, HOA dues, homeowners insurance, and mortgage insurance if the loan has it |
| Builds equity | No | Yes, through principal paydown (and value changes, which can go either way) |
| Payment can rise | At lease renewal | Taxes and insurance can change; principal and interest are fixed on a fixed-rate loan |
| Repairs and upkeep | Usually the landlord's job | Yours, on top of the payment |
| Cash up front | Deposit and first month's rent, typically | Down payment, closing costs, and earnest money |
| Moving later | Give notice under the lease | Sell or rent out the home |
General comparison, not a forecast. Home values can fall as well as rise. For your own numbers, try the rent vs. own calculator, or compare Census rents by city in renting vs. buying in Arizona.

What do Census figures say about $2,000 in Phoenix?
The Census Bureau's median gross rent in Phoenix is $1,582, and the median monthly owner costs for homeowners with a mortgage are $1,847 (ACS 2020–2024). So $2,000 is $418 above the median rent and $153 above the median owner cost. Both medians include people who signed leases or bought years ago, so they describe the city, not what a home listed today will cost.
Which Phoenix costs move a home above or below $2,000?
Property taxes vary by tax area
Phoenix spans 27 residential tax areas in Maricopa County's 2026 rate table, from 6.14 to 15.83 per $100 of assessed value, mostly because the city overlaps many school districts. That works out to roughly $614 to $1,583 a year for each $100,000 of limited property value. Phoenix owners paid a median $1,850 a year in real estate taxes (ACS 2020–2024). See how Arizona property taxes are calculated.
Some neighborhoods add a special district line
Some newer Phoenix-area neighborhoods carry an extra special district tax on the property tax bill. It's a community tax that repays bonds for roads, water, and sewer lines, and it can push one home's payment above a similar home's. See what a special district tax is.
HOA dues and the electric utility
HOA dues range from none to significant, depending on the community, so check each listing. Electricity isn't part of the payment, but summer cooling is a real monthly cost: by land area, about 38% of Phoenix is inside SRP's electric territory and most of the rest is APS. See SRP or APS?
What would I need to buy at this payment?
Besides the monthly payment, plan for cash to close and the documents a lender asks for. Start with what you need to buy a house in Arizona, how much money to have saved, and how much house you can afford. When you apply, the lender's Loan Estimate shows the exact estimated payment for a specific home and loan.

Frequently asked questions
Can I buy a house in Phoenix for $2,000 a month?
Usually there are Phoenix homes for sale with an estimated monthly payment near $2,000, but listings change daily. The payment depends on the price, the loan you qualify for, and each home's taxes, insurance, and HOA dues, so compare homes by estimated payment.
Is $2,000 a month for a house the same as $2,000 rent?
No. Rent usually covers the rent and listed fees. A $2,000 ownership payment has to cover principal, interest, property taxes, HOA dues, homeowners insurance, and mortgage insurance when it applies. Owners also pay for repairs and upkeep.
What's included in a $2,000 monthly house payment?
Principal and interest on the loan, property taxes and homeowners insurance (often through escrow), HOA dues if the home has them, and mortgage insurance if the loan requires it. Utilities and maintenance are extra.
Do you sell my information?
No. We never sell your information, and we never share it with other lenders, agents, or marketers. Only Rebel Rate Mortgage, Inc. (NMLS #2571369) contacts you. We only use providers that help run the search and send you updates, and we disclose information only when the law requires it.
Why do two Phoenix homes at the same price have different payments?
Their property taxes, HOA dues, and insurance differ. Phoenix's 2026 residential tax areas run from 6.14 to 15.83 per $100 of assessed value, and some neighborhoods add a special district tax line.
