Why does the monthly payment matter more than the list price?

When you apply for a mortgage, lenders look at your debt-to-income ratio (DTI): all your monthly debt payments, including the new housing payment, divided by your gross monthly income. The Consumer Financial Protection Bureau notes that different loan products and lenders have different DTI limits.

That housing payment is more than the loan. It usually includes property taxes and homeowners insurance, often collected through an escrow account, and can include HOA dues and mortgage insurance. Two homes with the same price can have different monthly payments once those are added, so starting from a monthly budget shows you what actually fits.
