How much are Vistancia HOA fees?
Quick answer: The Village at Vistancia master assessment is $372.45 a quarter for 2026. Gated neighborhoods add a gated assessment, for quarterly totals from $484.35 (Chaparral Canyon) to $564.00 (Entrada), and Acacia Grove and Primrose Estates total $867.45 a quarter. Vistancia also has two CFDs on the property tax bill.

Village at Vistancia: 2026 quarterly assessments
Every Vistancia homeowner joins the Village at Vistancia master association. Homes in gated neighborhoods, Acacia Grove, or Primrose Estates also join a sub-association, which the association says funds gate maintenance, road repairs, and street sweeping. Dues are billed quarterly, due January 1, April 1, July 1, and October 1.

Vistancia's two community facilities districts
Separate from HOA dues, parts of Vistancia sit in community facilities districts that appear on the property tax bill. Maricopa County's 2026 rates are:
- Vistancia North CFD: 2.65 per $100 of assessed value, about $265 a year for each $100,000 of limited property value.
- Vistancia West CFD: 1.53 per $100, about $153 a year per $100,000 of limited property value.
Arizona CFDs are special districts formed under A.R.S. §48-701 et seq. to finance public infrastructure. Which CFD, if any, applies depends on the parcel; check the tax bill or our HOA and CFD lookup.
Base property tax in Peoria
Peoria's residential tax areas run 7.07 to 7.92 per $100 of assessed value in the 2026 table, before CFDs. For a home with a $400,000 limited property value, that's roughly $2,827 to $3,167 a year in base taxes, plus $1,060 if the home is in Vistancia North CFD. Peoria's Census median home value is $463,600, and owners pay a median $2,160 a year in taxes (ACS 2020–2024).
