How to check HOA dues on any Arizona home

  1. Ask whether the home is in a planned community or condominium, and request the association name.
  2. During escrow, review the HOA resale disclosure packet. For planned communities, Arizona law requires disclosures that include bylaws, rules, the budget, current dues, and special assessments within 10 days of acceptance or notice (A.R.S. §33-1806). Condominiums have parallel rules under A.R.S. §33-1260.
  3. Read the recorded CC&Rs and any sub-association documents on the title commitment (Schedule B exceptions).
  4. Confirm transfer fees or capital contributions separately — they can appear at closing even when monthly dues look modest.

How to check CFD or special-district taxes on any parcel

  1. Find the Assessor's Parcel Number (APN) for the address on the Maricopa County Assessor site (or the assessor for the county where the home sits).
  2. Open the parcel on the Maricopa County Treasurer site and view the detailed tax bill / tax details.
  3. Look for a Special District (or Special Tax Districts) section. CFD names often appear there — for example, Mesa lists Eastmark CFD lines, and Buckeye says Verrado District 1 appears as VERRADO DIST 1 CFD.
  4. For new subdivisions, also read the ADRE Subdivision Disclosure Report (Public Report) and any CFD disclosure required under A.R.S. §48-708(D).
  5. Ask whether charges are paid through mortgage escrow with the regular tax bill.

Does every Arizona home have an HOA?

No. Some neighborhoods have no mandatory HOA, some have a master association only, and some have a master plus a sub-association. Check recorded documents and the resale disclosure for the specific home.

Is a CFD the same as HOA dues?

No. HOA dues go to a private association under its governing documents. CFD charges are government special-district taxes or assessments on the county property tax bill.

How do I see if a home is in a CFD?

Pull the detailed county tax statement for the parcel and look under Special District / Special Tax Districts. City CFD pages and the subdivision Public Report also help.

Can I pay off a CFD?

It depends on the district. In Mesa's Eastmark districts, the per-parcel assessment can be paid off in full but the yearly CFD tax cannot. Ask the district that levies the charge.

Why don't you list average HOA dues?

Dues vary by community, building type, and year. Publishing a made-up average would mislead buyers. Use the listing and the HOA disclosure packet for the home you are considering.

Does the home search include HOA and taxes?
