Where is Desert Ridge?
Desert Ridge sits in northeast Phoenix. The City of Phoenix's Desert View Village page describes a range from higher-density development along Loop 101, within and adjacent to the Desert Ridge area, to lower-density and equestrian uses farther north. The city also publishes a Desert Ridge Specific Plan and related parcel maps on that village page.
The Desert View Village Planning Committee generally meets the first Tuesday of the month at 6:30 p.m. at the Paradise Valley Community Center, 17402 N. 40th Street (confirm on the city's public meeting notices).
What affects the monthly cost of a Desert Ridge home?
Master association and sub-associations
The Desert Ridge Community Association (DRCA) describes itself as an Arizona-chartered community association responsible for common-area property, design review, and coordination with subsidiary associations and subdivisions. DRCA materials note that it is structured as a community association (not simply a single HOA label) and that many residential areas also have subsidiary associations. That often means two disclosure packets and two sets of obligations at resale — master and sub-association. Arizona caps certain planned-community resale disclosure fees under A.R.S. §33-1806, but each distinct association may have its own packet. Get current dues, transfer fees, and special assessments in writing for the specific lot.
Property taxes and CFDs
Homes are City of Phoenix and Maricopa County property. CFD overlays in northeast Phoenix are parcel-specific. The City of Phoenix publishes CFD information (including active districts such as Verdin in Desert View). Do not assume every Desert Ridge address carries a CFD line — pull the detailed tax statement and read Special District charges. Steps are on the HOA and CFD lookup.
Insurance
Homeowners insurance varies by the home. Gated or amenity-heavy sub-communities can have different coverage needs; get a quote for the property you are buying.

- The parcel's Maricopa County tax statement for base taxes and Special District lines.
- Title commitment Schedule B exceptions for recorded CC&Rs and easements.
- Each listing's estimated full monthly payment in a budget search, which folds in taxes and HOA dues.
