The short answer
Quick answer: Arcadia is a Camelback Corridor neighborhood inside the City of Phoenix's Camelback East Village, with the Arcadia Camelback Special Planning District covering about four square miles. HOA and CFD status vary by parcel, so compare homes by total monthly cost, not list price alone.

Where is Arcadia?
Arcadia sits in the Camelback Corridor of Phoenix, near Camelback Mountain and the Phoenix–Scottsdale edge. It is not its own city. Land use runs through the City of Phoenix's Camelback East Village. The city's Camelback East page notes a major share of village housing stock was built between 1950 and 1970, with continued infill, and it lists the Arcadia Camelback Special Planning District among village plans and overlays.
The Arcadia Camelback Mountain Neighborhood Association (ACMNA) describes its focus as preserving the Arcadia / Camelback Mountain area as a residential neighborhood and states that the Arcadia Camelback Special Planning District Plan covers about four square miles within ACMNA boundaries. Always confirm the city jurisdiction and zoning for the exact address — service boundaries and mailing city names can confuse buyers near Scottsdale.
The Camelback East Village Planning Committee generally meets the first Tuesday of the month at 6:00 p.m. at 2802 E. Devonshire Avenue (Devonshire Center) (confirm on the city's public meeting notices).
What affects the monthly cost of an Arcadia home?
HOA dues vs. neighborhood association
ACMNA is a neighborhood association working on planning and preservation. That is not the same as a mandatory homeowners association with monthly assessments. Some parcels or newer enclaves may have recorded CC&Rs or an HOA; others may not. Confirm HOA status on the preliminary title report, recorded documents, and — if the home is in a planned community — the resale disclosure packet required by A.R.S. §33-1806.
Property taxes and CFDs
Arcadia homes are City of Phoenix and Maricopa County property. The City of Phoenix publishes Community Facilities District information (currently highlighting districts such as Verdin and Park Central). Do not assume an Arcadia parcel carries a CFD — and do not assume it does not. Pull the detailed Maricopa County tax statement and read the Special District section. See the HOA and CFD lookup and what a CFD tax is.
Insurance and older housing stock
Homeowners insurance varies by the home. Mid-century and custom remodel homes can mean different roof, HVAC, and system ages than new master-planned product, so ask for utility and repair history during the inspection period.

What do Census figures show?
The Census Bureau does not publish separate QuickFacts for Arcadia, so these are City of Phoenix figures for context: median home value $420,700, median monthly owner costs with a mortgage $1,847, and median gross rent $1,582 (ACS 2020–2024). Arcadia listings vary widely, so compare homes by estimated monthly payment rather than by citywide medians.
How do I search Arcadia homes by monthly budget?
- Choose the monthly budget you want to stay under.
- Look at Phoenix homes in the Arcadia / Camelback Corridor area.
